A day in the life
Prologis is seeking a Development Manager, Land & Infrastructure for our Central Valley market. Proximate to the Bay Area, the Central Valley market spans from Stockton to Modesto and is centered around the International Park of Commerce (IPC) in Tracy, CA, our premier industrial park and largest land holding in the company. In this role, you'll be joining a small team with a massive impact.
This position takes responsibility for managing development activities for land, infrastructure and preparation for building developments including site pursuit, land due diligence, design and construction of roadways, utility infrastructure, greenspace and park-wide amenities. While Prologis' core business remains industrial / warehouse facilities, the International Park of Commerce is a unique long-term project, heavily relying on infrastructure that we design and build to support the vertical development of best-in-class logistics facilities.
A key focus (up to 75%) of this role is managing Prologis's infrastructure execution in IPC, which includes scoping of projects with our civil engineer to ensure compliance with City master plans and our Environmental Impact Report (EIR), pricing and management of the bid process, executing on the work in advance of vertical building projects in the area, and compliance tracking to ensure efficient handover to local agencies upon completion of the project. Ideal candidates for this role would have a strong background in civil construction including public infrastructure, grading and paving, wet and dry utilities, joint trench and traffic signal scopes, along with a keen eye, diligent work ethic, and great interpersonal and communication skills.
Initially, this role is heavily focused on civil infrastructure, but the ideal candidate will naturally grow and develop their vertical development, entitlement and building construction skills over time, supported by a lineup of experienced and collaborative development peers in the Northern California development team.
The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence and professionalism. The position is preferred to reside in our Tracy office and interact daily with Prologis development, deployment and leasing teams. The position reports to the VP - Development Officer, Northern California.
Key responsibilities include:
- Lead the execution of the development process for various project types including Land Infrastructure, Speculative Buildings, and Tenant Improvements with responsibilities heavily focused on land development, infrastructure, site investigation, construction management and an eagerness to learn vertical construction, permitting and entitlements, and warehouse design from project inception to completion.
- Develop budgets, define risks, and track costs, both hard and soft costs for land, infrastructure, and building construction.
- Accurately monitor, collect, manage, and report project data including jobsite safety, cost, quality and schedule performance.
- Ensure both internal and external customer satisfaction and exceed customer's expectations on each project through exceptional performance.
- Hire, manage, and challenge design professionals, consultants, and contractors to drive performance related to schedule, specifications, means and methods, and budgets.
- Run efficient meetings with clear objectives and outcomes.
- Effectively communicate prudent information to update internal and external stakeholders and seek appropriate input.
- Monitor trends in the local construction market including pricing of materials and labor.
- Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis' developments without compromising functionality or life cycle costs.
- Promote collaborative and resilient mindset, open to change and growth.
Building blocks for success
- 5+ years of combined experience working in the field of civil construction, real estate development and construction management.
- Computer proficiency: Excel, Word, Outlook, PowerPoint, MS Project, Google Earth, Bluebeam.
- Be able to travel up to 20% of the time.
- Bachelor's of Science in Construction Management, Civil Engineering, or Architecture
- Display excellent written and verbal communication skills, be comfortable leading meetings and presenting publicly.
- Be enthusiastic, maintain a positive attitude, be a good team player and customer service oriented.
- Be proactive in approaching solutions and problem solving.
- Work and manage a team well under pressure.
- Promote a positive, can-do attitude with a real focus on efficiency and effectiveness.

Hiring Salary Range of: $108,000.00 - $149,000.00. Salary and whole compensation package (bonus target) to be determined by the candidate's location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
